Our Proven Rat Control Process Gets Results Fast

We pride ourselves on a simple, straight forward no-frills process.

You call, we inspect and diagnose

We begin with a thorough 60-90 minute Peace of Mind Inspection of your entire property, examining the interior, exterior, attic, and crawlspace to identify all rat entry points, damage, and conditions attracting rodents. For example, we document compromised vent screens cut by previous service providers, gaps around bay windows, foundation cracks, and roof access points where branches touch your home (common in summer as rats remain active searching for food, water, and shelter from the heat).

We treat pests where they live

After completing the inspection, we implement a strategic trapping program using wooden snap traps and baited glue boards positioned in the exact locations where we documented rat activity during our assessment. We place traps along travel routes in your attic, crawlspace, garage, and other high-traffic areas, checking and resetting them during follow-up visits approximately 10 days apart to remove trapped rodents and monitor population decline (critical in August as rats establish summer nesting sites and breeding activity increases before temperatures drop further).

We report our findings, and create a plan

We complete the rodent control process by implementing comprehensive exclusion work, sealing every identified entry point with ¼-inch hardware cloth, copper mesh, liquid nails, and pressure-treated wood to create a permanent barrier against future infestations. This final step includes a 2-year workmanship warranty on all sealed areas (or lifetime warranty for service plan members), and we schedule a 3-month monitoring period with monthly visits to verify no new activity emerges as summer temperatures stay high and rodents seek indoor shelter and water sources.

For active infestations, we offer a standalone trapping program at $425 for three visits, or our Total Home Protection Plan at $750 initial with $61 monthly, which includes trapping, complete exclusion work, and transitions into ongoing maintenance. We also provide rodent-only coverage through our All Seasons Rodent Plan at $175 initial and $41 monthly for customers who want year-round protection without the need for insect services.
